General Sales Conditions – Les Étoiles du Rocher
1. Reservation
The reservation of the villa Les Étoiles du Rocher, property of the company SAS ALPHA GROUP, is considered firm and definitive only after:
receipt of a 50% deposit of the total stay amount,
and the signing of a rental contract, established for each reservation.
The rental contract must necessarily be drafted and signed by both parties before any entry into the premises.
The balance of the stay must be paid in full no later than 60 days before the arrival date. In case of non-payment by this deadline, the reservation may be canceled by right without refund of the deposit.
2. Security deposit
A security deposit of €5,000 is required upon arrival. It will be refunded within a maximum of 15 days after departure, less any damages, breaches of regulations, or additional costs.
3. Cancellation
Any cancellation by the client results in the following conditions:
More than 90 days before arrival: refund of 70% of the deposit paid,
Between 90 and 60 days: refund of 50% of the deposit,
Between 60 and 30 days: no refund of the deposit,
Less than 30 days before arrival: no refund, the total amount of the stay remains due.
There is no right of withdrawal.
4. Arrival and departure
Arrival: from 4:00 PM,
Departure: no later than 10:00 AM.
Any unauthorized overtime will result in additional billing.
5. Capacity and use
Maximum number of people allowed: 10 people, including children.
It is strictly forbidden to organize parties, events, or receptions in the villa.
No noise nuisance is tolerated between 7:00 AM and 10:00 PM.
Animals are not accepted, except with prior written agreement.
Any breach of these rules may result in immediate termination of the contract solely at the client's fault, with no possible refund.
6. House rules
The client agrees to respect the house rules provided upon arrival. This document is an integral part of the contract. Any serious breach (damages, disrespect to neighbors, non-compliance with prohibitions) will result in the loss of the security deposit and may lead to legal action.
7. Additional services
Additional services (private chef, butler, concierge, etc.) must be reserved at least 15 days before arrival. Any modification or cancellation of these services must be made at least 7 days in advance; otherwise, the amount remains due.
8. Image rights and intellectual property
All photographs, videos, and visuals representing the villa Les Étoiles du Rocher are the exclusive property of SAS ALPHA GROUP.
Any reproduction, publication, or use without prior written authorization is strictly prohibited.
9. Liability
The client is responsible for damages caused by themselves or their companions. They are required to take out vacation insurance. A certificate may be required upon arrival.
10. Disputes
In case of dispute, the parties will seek an amicable solution. Failing that, the competent courts are those of the location of the villa.
